This application was reviewed as Zoning File #13-3598. <br /> 2. The existing Outlot contains 0.08 acre in area; the Bowman Parcel contains 0.54 acre in <br /> area; and the Sowada Parcel contains 5.42 acres. The application contemplates a lot <br /> line rearrangement to split the Outiot and combine the remaining two 0.04 portions with <br /> the Bowman Parcel and the Sowada Parcel. <br /> 3. Following the lot line rearrangement the Bowman Parcel will be 0.58 acre in area, and <br /> the Sowada Parcel will be 5.46 acres in area. <br /> 4. By definition the Outlot cannot be built upon without a future re-plat to make it a Lot. <br /> This proposed lot line rearrangement to split the Outlot and attach the pieces to the <br /> Bowman Parcel and the Sowada Parcel does not change the unbuildable status of the <br /> resulting outlot parcels. <br /> 5. Because this is a lot line rearrangement which results in no additional lots, no park fee or <br /> stormwater trunk fee will be required. <br /> 6. Dedication of drainage and utility easements are not required as this is not a new plat. <br /> 7. The proposed lot line rearrangement will not result in making any of the structures on <br /> either property non-conforming. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findings noted above, the City Council of the City of Orono hereby grants the lot line <br /> rearrangement of the above referenced properties based on the lot line rearrangement survey <br /> dated 11/01/2012 by Gronberg and Associates, Inc., attached as Exhibit A, subject to the <br /> following conditions: <br /> 1. Bowmans and Sowada shall file the appropriate deeds reflecting the new legal <br /> descriptions (subject to City Attorney approval) with the Hennepin County Recorder's <br /> Office and/or Registrar of Titles Office on or before May 13, 2014, or the approval <br /> granted by this resolution shall expire. <br /> Page 2 of 3 <br />
