The property is <br /> located in our RR-1 B rural residential zoning district, which is a two acre zoning district. This district requires <br /> setbacks of 50 feet front and rear; 50 feet street side; and 30 feet from an interior side lot line for a principal <br /> structure. There are no wetlands on the property according to our map and the property is located in the City's <br /> Stormwater Quality Overlay District and is classified as a Tier 3. Tier 3 properties are allowed up to 35% <br /> hardcover. I have attached our hardcover information sheet for your reference. Also, lots under 2 acres in <br /> Orono are limited to 15% structural coverage, information sheet attached. <br /> As I mentioned on the phone, it appears the property boundary extends to the centerline of both roads, <br /> therefore the property boundary, for measurement purposes starts 33' feet back from the center point of the <br /> road. The building setbacks would be measured from these extrapolated boundary lines. <br /> According to City Code Section 78-1 Definitions, Lot Area is defined as follows... "the area of a lot in a <br /> horizontal plane bounded by the lot lines, but not including any area occupied by the waters of a duly recorded <br /> lake or river or wetland or area which has been dedicated as public right-of-way." <br /> In 1995 a variance for a porch addition was requested and approved. Attached is a copy of resolution #3598 <br /> and a copy of a survey dated 9-14-1994. <br /> The property as it stands today, is a legal, non-conforming lot, meaning what is there is allowed to remain. By <br /> purchasing it, the City would not require you to make the existing structures `conforming'. If you propose to <br /> make any changes or additions to the property, those changes or additions must be conforming or a variance <br /> would be required.
