Principal structure setbacks are 50 feet from the front and rear lot lines and 30 feet from the side lot <br /> lines. <br /> Attached is a partial copy of a survey from our street file. As you can see by the highlighted area,which reflects the <br /> building envelope based on setbacks, there is not much area to build an addition in a conforming location. <br /> Also keep in mind, lots under 2 acres in area are limited to 15%of the gross area of the lot to be structure coverage. <br /> Attached is the City's information sheet on Structural Coverage. Please be aware,the rough calculations on the <br /> attached partial survey for lot area are approximate. The actual lot area will need to be verified by a surveyor. <br /> The property is located in Tier 3 of the Stormwater Quality Overlay District which means 35%of the gross area of the lot <br /> can be covered in hardcover. I've attached the City's Hardcover Information Packet for your reference. <br /> If the addition you are proposing is in a conforming location i.e. within the highlighted area, only a building permit is <br /> required. If not, a variance would be necessary. If a variance is necessary, please call to schedule a pre-application <br /> meeting.
