This letter <br /> is to advise you of existing municipal sewer facilities that exist on the property by <br /> prescriptive easement. These facilities include a sewer lift station,manholes,and main lines <br /> as shown on the attached drawings. These facilities have been in place since 1970. We <br /> wanted to make sure you were aware of these facilities, and the limitations they may place <br /> on your building site, before you were too far along in any potential site planning. <br /> Any construction on the property must maintain a 10' setback from these facilities to ensure <br /> continued operation and the City's ability to maintain the system. These facilities serve the <br /> entire neighborhood and would also serve any new residence constructed on your property <br /> Attachment 'A' is a copy of the record plat of Wildhurst Estates,indicating no easement for <br /> the existing sewer line. We believe the lack of a dedicated easement was an oversight,as the <br /> developer's survey did not indicate the entire extent of sewer facilities that existed on the <br /> property at the time it was subdivided. <br /> Attachment'B' is a copy of the 1970 "as-built" sewer map, showing the location and extent <br /> of sewer facilities on the site. <br /> Attachment 'C' is a copy of the developer's preliminary plat and grading plan, to which I <br /> have drawn in the actual sewer lines based on the as-built maps. As you can see,the existing <br /> sewer line cuts across the`buildable envelope' (the area of the lot that can be built upon after <br /> setbacks from lot lines,wetlands and lakes are excluded)making it relatively constricted for <br /> placement of a home. <br /> Telephone(612)249-4600 • Fax(612)249-4616 <br />
