This can be said of many properties in the rural area which <br /> have had to develop with lot sizes of 3, 4 and 5 acres due to lack of septic sites. The only unique <br /> characteristic that differentiates the Morgart site from other rural properties is that it is adjacent to <br /> sewered property on 3 sides. Planning Commission and Council will have to determine whether this <br /> proximity and other factors are so compelling as to warrant the requested zoning and MUSA <br /> amendments. <br /> If Planning Commission concludes that the amendments and the subdivision can proceed, review <br /> the 18 items noted above and any others of importance. Provide applicant with direction as to how <br /> the plat drawings should be revised. Table for further review or send this on to the Council for <br /> action subject to appropriate conditions. <br /> ch <br />
