y�.trqsn H . <br /> MEMORANDUM <br /> DATE: 7 April 2009 <br /> TO: Building Permit Application 2009-00122 <br /> FROM: Melanie Curtis, Planning & Zoning Coordinator <br /> RE: Zoning Requirements <br /> The following conditions shall be attached to the approval of Building Permit Application <br /> #2009-00122: <br /> 1. The number of parking stalls required for this property is 39 stalls. The <br /> applicants have shown parking lot improvements resulting in 19 stalls. However <br /> they have also indicated a tenant need of only 16 stalls. City code would allow <br /> for a parking deferment as a conditional use. The applicant must complete a <br /> conditional use permit review in order to construct the number of spaces as <br /> proposed. If the conditional use permit is not granted the applicant must <br /> construct all 39 required stalls. Please work with Planning staff to complete this <br /> application. <br /> 2. Show dumpster location on the plan. <br /> 3. The applicant must submit detailed parking lot plans including: <br /> a. Depth &type of base material <br /> b. Detail for the asphalt coat <br /> c. Contours (existing & proposed) & a drainage plan which results in <br /> drainage to the east less than or equal to the current parking lot and the <br /> majority of the drainage directed to the south. If this cannot be <br /> accomplished with grading, it may be necessary to incorporate vegetated <br /> swales, rain garden(s) or other storm water mitigating methods into the <br /> plan. <br />
