Staff conducted a preliminary review <br /> based on the information provided and recommends the following items be submitted or revised in order for your <br /> application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. <br /> a. Please confirm that this permit application does not include any grading other than excavation for the post <br /> holes. <br /> b. A copy of a survey from 2002 was submitted. The City currently requires a new, updated survey for this <br /> project. In order for us to proceed with the review,a new survey must be provided. Alternatively,the City <br /> Council is considering changing this requirement on April 10th You may wait until that change is approved. <br /> 2. Hardscape Plan. Will there be any changes to the hardscape with the proposed deck? If so,the City requires <br /> a hardscape plan be submitted showing all the proposed exterior/landscaping improvements, i.e. patios, <br /> grading, sidewalks, retaining walls, etc. The plan should include the name of the individual performing the <br /> work. Any proposed patios, grading, sidewalks, retaining walls shown on the hardscape plan should also be <br /> reflected on the site plan. Make sure a landing at the bottom of the stairs is shown on the site plan and is <br /> included in the hardcover calculations. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Please <br /> prepare hardcover calculations showing existing and proposed hardcover using the City's Hardcover <br /> Calculation Worksheet. Enclosed is a copy of the City's hardcover information packet. <br /> Please note: <br /> a. According to the survey on file the property boundary extends into the lake. When preparing the <br /> hardcover calculations, calculate the lot area starting at the 929.4'contour. <br /> b. The area of the driveway (and the ground under) extending through the lot to house to the east should <br /> not be included in the hardcover or lot area calculations, reference the City's Hardcover Information <br /> Packet. <br /> 4. Minnehaha Creek Watershed District (MCWD). Your project may trigger the Minnehaha Creek Watershed <br /> District's (MCWDs) permitting requirements; please contact the MCWD directly at 952-471-0590 regarding <br /> your project. Please note,the City of Orono will not issue a building permit without a copy of the MCWD permit <br /> or documentation stating the proposed project does not trigger any of their permitting requirements. <br />
