The property is located within the I, Industrial District. ABC Supply <br /> Company has proposed to locate a wholesale building products warehouse and office space within <br /> the existing building. The Orono Municipal Code permits "warehousing"and wholesaling" in the <br /> I district. It is our position that the proposed use of the building for warehousing and wholesaling <br /> is permitted. <br /> It has been brought to our attention that outdoor storage is proposed for the site. Outdoor storage <br /> is only allowed by a conditional use permit issued by the Orono City Council. The required <br /> submittals for a conditional use permit will include at a minimum: <br /> 1. Complete Land Use/Conditional Use Permit application form(attached). <br /> 2. $350.00 application fee <br /> 3. Certified list of all property owners within 350' of the property. <br /> 4. A detailed description of the proposed use including: <br /> a) Outdoor storage areas and screening, as the property is located adjacent to <br /> residential property <br /> b) Lighting plan for outdoor storage area(s) <br /> c) Potential impacts on adjacent properties, such as noise, hours of operation, and <br /> visual impacts <br /> d) A site plan indicating outdoor storage area(s), traffic areas, and parking <br /> e) Landscaping plan <br /> e) and any other topics that may be addressed by the Planning Commission, City <br /> Council, and Staff during the review process. <br /> The conditional use permit review period is approximately 60 days, and requires a public hearing <br /> with the Planning Commission prior to City Council review.
