This <br /> permit for the construction of a new residence is incomplete. The following items must be revised and <br /> submitted in order for the application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. There is information missing from the submitted survey particularly existing <br /> topographic information extending 50 feet outside the property boundaries. Please provide an <br /> updated certificate of survey meeting all of the City's survey requirements (attached). <br /> a. Per City Code Section 18-136(a) each residential property is limited to one curb cut. Your <br /> plan shows that you are proposing to maintain the two existing curb cuts. With the <br /> redevelopment of the property all non-conformities must be brought into conformance. <br /> Please revise your plans to reflect only one curb cut. <br /> b. The survey should be revised to clarify which buildings are to be removed after the <br /> completion of the new residence. *Please note, some of the existing buildings will not <br /> conform to Code requirements once the existing principal structure is no longer the principal <br /> structure. <br /> 2. Wetland Evaluation. Please see the attached information regarding wetland evaluation. This project <br /> may trigger the administration of the City's wetland ordinance. **Please note, additional requirements <br /> and/or escrows may apply. <br /> 3. Construction Plans. The submitted construction plans are labeled "Not for Construction". The plans <br /> are reviewed for Building Permit must be the official For Construction plans. Please clarify. <br /> 4. Escrow Agreement. Please review, sign and submit the enclosed escrow agreement. Submission <br /> of the signed escrow agreement document is a requirement of permit issuance. <br /> The above information is required in order for the plan review to continue.
