A couple of the revisions <br /> depend on whether or not the property owner is going to reorient the house to Wear Circle, or remove the walk-out. <br /> 1. Address the City Engineer's concerns listed in the March 12, 2010 letter. <br /> 2. Get the wetland delineated. Either the conservative estimate by Bonestroo or hire a professional delineator. <br /> 3. The edge of the wetland must be shown on the survey as well as the 25-foot buffer. <br /> 4. Show driveway portions to be removed. <br /> 5. Indicate the buildings to be removed. <br /> 6. Show the existing and proposed septic tanks, lines, and mound drainfields. <br /> 7. Show extent of silt fencing or other erosion control measures. <br /> 8. Show significant trees—particularly in areas of proposed grading or proposed septic areas. <br /> 9. Show new driveway (if home is reoriented to the Wear Circle)—one curb cut. <br /> If you choose to access off of Wear Circle, I recommend making a written request to the City to change your property <br /> address to a Wear Circle address. <br /> Also, as we discussed,the accessory garage on the property (aka the sentimental garage) will be allowed to remain as at <br /> 43' it meets the principal structure setback of 30'from a side yard. <br /> Code section governing accessory structures on Through Lots: <br /> Sec. 78-1431. Accessory buildings and structures on through lots. <br /> All accessory buildings and structures on through lots located in R districts shall meet the following <br /> requirements: <br /> (1) The building or structure shall meet the principal building setbacks that are established under <br /> sections 78-230, 78-255, 78-305, 78-330, 78-350, 78-370, 78-395, 78-420, 78-444. <br /> (2) No negative impacts to adjacent neighbors or public right-of-way result in the placement of the <br /> building or structure, determined at the discretion of the planning director. <br /> Should the planning director determine that item (2) above cannot be met an accessory structure or <br /> building may be permitted by conditional use permit if the planning commission determines no negative <br /> impacts result in the placement of the building or structure.
