ev.,\° <br /> 41.0 <br /> CITY of ORONO <br /> �A r::0 1 I�� Qer�p RESOLUTION OF THE CITY COUNCIL <br /> kESIO NO. <br /> b) Any design, material or specification revisions from the approved plans <br /> involving streets,utilities,storm sewer facilities,grading or the regional pond <br /> shall be subject to approval by the City Engineer prior to implementation of <br /> such changes. <br /> c) Any design, material or specification revisions from the approved plans <br /> involving dwelling unit design guidelines, architectural styles, building <br /> location, site landscaping, and other approved/required site amenities, shall <br /> be subject to approval by the Planning Director and maybe subject to review <br /> and approval by the City Council at the discretion of the Planning Director. <br /> d) Prior to release of the final plat, City Attorney shall review and approve the <br /> covenants and documents describing the creation,structure,rights,obligations <br /> and responsibilities of the various homeowners associations serving the <br /> development. The covenants shall include conditions of this resolution that <br /> have not been met as of the release of the plat, provide common access <br /> easements for each lot that receives access from a shared private street or <br /> driveway, and shall provide for maintenance of all common areas. <br /> 9. Preliminary Plat Approval. Preliminary plat approval is granted for the entire plat. <br /> Final plat approval will be granted for each Phase ofthe residential development upon <br /> submittal and approval of the required final plat documents for that Phase,including <br /> final engineering plans for all improvements. The required submittals for Final Plat <br /> Approval are as follows: <br /> a) Record plat drawings in the form of two (2) mylar copies (one copy <br /> for the City's records and one for filing with Hennepin County) and <br /> one (1) copy reduced to 1" =200'. Drawing to include: <br /> i. Lot lines platted per preliminary plat drawing by Landform, <br /> Sheet C5.1 as revised 1-24-03. <br /> ii. Dedication of "drainage and utility easements" over the <br /> common lots within each Phase ofthe residential development <br /> as the Phases are brought forward for final platting. <br /> Page 12 of 18 <br />
