#2946 Often Bros. <br /> September 12, 2003 <br /> Page 3 <br /> General Site Plan Review <br /> Permit activity since the original 1990-91 development of this property has been minimal,including <br /> occasional interior remodeling of the commercial tenant spaces, signage, landscape sprinkler <br /> systems,a thatched-roof gazebo,and the 1998 greenhouse enclosure and loading dock construction. <br /> A thorough site plan review was conducted in 1998. The current use of the site has not changed <br /> appreciably in the interim. <br /> Due to the access location for the StoneBay project west of Willow Drive, Mr. Otten has been <br /> advised to consider a future relocation of his Willow Drive access point to a location further north <br /> and directly across from Kelley Parkway. It is anticipated that the increase in southbound traffic <br /> stacking north of the 12/Willow intersection as time goes by, may ultimately make Otten Bros. <br /> customer exiting more difficult,and a relocation of the Otten driveway will help that situation. This <br /> can be dealt with at some future date as the need arises. <br /> Issues for Consideration <br /> 1. Does Planning Commission have any specific concerns with the proposed minor greenhouse <br /> roof addition? <br /> 2. Are there any specific site plan concerns regarding current use or activity at this site? <br /> Staff Recommendation <br /> Staff recommends approval of an amendment to the PUD-1 Agreement to allow construction of the <br /> greenhouse roof addition as proposed. <br />
