During this activity, it was <br />discovered the existing soil was not suitable to support a home and would need to be <br />replaced. 2,046 cubic yards was cut from the site, and 1,648 yards was used for fill for <br />the property. Additionally, the applicants propose a grading plan that converts the flat <br />lot into a walk -out lot. <br />This transformation, coupled with the grading being done independent of a building <br />triggers a Conditional Use Permit. <br />The owner's architect and builder worked with planning staff to develop plans for the <br />new home at 2655 North Shore Drive. The plans were designed to conform to all of the <br />applicable zoning requirements. <br />The property is approximately 1.9 acres in area and the grading of the site does not <br />appear to result in a home which would be out of character in the neighborhood or <br />create drainage concerns. <br />Section 78-305- Lot Area/Width: <br />DISTRICT LR -1A <br />Lot Area <br />Lot Width <br />Required <br />87,120 s.f.
