04��0 <br />�4 <br />CITY of ORONO <br />ti <br />�~ RESOLUTION OF <br />THE C14Y COUNCIL <br />NO. <br />A RESOLUTION APPROVING THE <br />PLAT OF PHILLIPS WOODLAND TERRACE <br />THIRD ADDITION <br />FILE NO. 2541 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the application for a subdivision'of a <br />two (2) lot residential development by Paul R. Phillips and Mary B. Phillips (hereinafter "the <br />subdividers"); and <br />WHEREAS, the subdivision has been found to meet all standards of the RR -1B, 2 <br />Acre Single Family Rural Residential Zoning District finding that each lot is of a size and <br />configuration that would allow its use for a single family residence to be fully developed; and <br />WHEREAS, the subdivider has completed or has agreed to complete all requirements <br />of the platting regulations of the City, including: <br />1 • Completion of all the requirements of Resolution No. 4202, the resolution granting <br />Preliminary approval of the Class Ii subdivision. <br />2. Dedication on the plat of standard perimeter drainage and utility easements. <br />3. Declaration of private Road Easement and Declaration of Covenants for Maintenance <br />has been developed for ownership and maintenance of the private road to be located <br />within Outlot A. The property owners of Lot 3, Block 1, Phillips Woodland Terrace; <br />Lot 1, Block 1, Phillips Woodland Terrace Third Addition;.Lot 1, Block 1, Phillips <br />Woodland Terrace Third Addition shall also be responsible for maintenance and <br />construction of the private road based on the conditions set forth in the Declaration <br />of Private Road Easement and Declaration of Covenants for Maintenance. <br />Page 1 of 4 <br />
