The project concept proposed meets all setback requirements and height <br />requirements. <br />1. Market Rate Rental Housing <br />There is a high demand in the area for high quality market rate rental housing. <br />There currently is no rental option in the area of this quality. A full range of <br />available housing will provide Orono residents a needed option which would <br />allow them to remain in the community when looking for housing. <br />2. Density Evaluation <br />The density of this project compares favorably with the Stonebay condo project. <br />Orono Apartments density is 21.9 units/acre while the Stonebay project is19.9 <br />units/acre. While units per acre is one measure of density other factors are worth <br />taking into account. <br />In addition to being similar in units per acre, Orono Apartments are averaging just <br />over half the physical size of the Stonebay project. Orono Apartments average <br />964 sf in area. Stonebay units average approximately 1,800 sf <br />When comparing the density of bedrooms Orono Apartments are at 28.2 <br />Bedrooms/acre while Stonebay Condos are at 39.7 Bedrooms/acre. The number <br />of bedrooms generate residents and car traffic. <br />Both size of units and bedroom density are measures that effect the impact of the <br />project on the site. And both are significantly reduced on our site. <br />
