MINIITES OF THE ORONO PARR COMMISSION MEETING HELD JONE 3, 1991 <br /> DISPOSAL OF CITY PROPERTY CONTINDED <br /> Chambers that the Museum had done a few years earlier indicating <br /> there may be some historical value to the building the Council <br /> Chambers is in. <br /> Johnston suggested that, on the tour on Saturday, they look at the <br /> old City Hall in Maple Grove which is about 2 blocks from the new <br /> one to see what they have done to the inside of the building and <br /> how they are presently using it. <br /> Flint questioned the need for all of the property. The area <br /> south of Prospect could be used to expand the current park but <br /> there may not be a need for the rest of the property. Wilson <br /> suggested the potential for tennis courts in this area is good. <br /> There is possibly some parking space. The Commission has been <br /> talking about tennis courts and this would be an opportunity <br /> where the land would not have to be bought. Vongries stated that <br /> tennis courts could also be put in other parks currently <br /> established and return this land to the tax roles. Flint pointed <br /> out that he thought the Mayor would like to see something done <br /> with this property for the Village. <br /> Johnston asked if these 3 parcels were conforming. Gerhardson <br /> stated that this area is zoned for 2 acre residential. The total <br /> area of the lots the Chambers is located on is less than 1/2 of <br /> one buildable lot so there would not be anything to return to the <br /> tax roles. Gerhardson said the sewer has to be considered which <br /> means that you would go along with what is being done in the <br /> neighborhood. Flint pointed out that most of the houses in the <br /> area were not on 2 acre lots. Vongries further questioned the <br /> buildable areas. Gerhardson stated there would have to be <br /> variances granted. The existing homes had been grandfathered in <br /> under the 2 acre zoning which preceeds the sewer installation. <br /> No property has ever been rezoned after sewer was installed. <br /> This means the potential to have less than 2 acre lots would be <br /> very good. Vongries discussed the possibility of moving the Post <br /> Office to the Chambers building and leaving that whole parcel for <br /> a park instead of just the side along Arbor St. <br /> Johnston suggested tabling further discussion until the next <br /> meeting. He would like to get accurate measurements and have his <br /> site designer see if there was anything he could come up with for <br /> this area. As he sees it, this doesn't make a good park but it <br /> certainly doesn't make a good residential development either. <br /> Unless the City grants itself variances, this doesn't seem to be <br /> a very buildable area. <br /> Flint questioned if there were any other park property close to <br /> this location. Gerhardson said that Noerenberg was close. Flint <br /> noted that if you were using the 1/2 mile radius standard that <br /> this would be a good location for a neighborhood park. <br /> Johnston asked if there were any other possibilities of expansion <br /> to vacant property. Gerhardson did not believe there were any <br /> areas as this would continue to be residential. <br /> 12 <br />
