The project is for the creation of a stormwater pond within an existing <br /> wetland/drainage ditch. Total impacts approved are 24,041 sq ft of Type 2 wetland, which requires <br /> replacement at a 2.25:1 ratio, and 1,663 sq ft of previously impacted Type 2 wetland, which requires <br /> replacement at a 4:1 ratio. The total mitigation required for these impacts is 60,744 sq ft. <br /> Sequencing flexibility has been applied on the basis that the wetland to be impacted has been degraded and <br /> exhibits steep side slopes, erosion, and a dominance of non-native, invasive vegetation. According to <br /> MNRAM assessments, replacement of the existing wetland will result in a certain gain in function and <br /> public value. <br /> Mitigation will be in the amount of 32,581 sq ft of New Wetland Credit and 41,935 sq ft of Public Value <br /> Credit in the form of upland buffers. Mitigation will take place on site through the creation of three basins, <br /> all of which are adjacent to existing wetlands(see enclosed site plan). <br /> The replacement plan received by MCWD on 12/19/08 with additional materials submitted on 1/15/09 is <br /> approved with the condition that no work can begin on site until the following items are submitted to and <br /> approved by MCWD: <br /> 1. WCA Replacement Deed Forms, including the Declaration of Restrictions and Covenants. Affidavit <br /> of Landowners, and Consent to Replacement Wetland. These documents can be submitted before <br /> recording them with Hennepin County provided that they have been completed, signed and notarized. <br /> 2.
