Date Application Received: May 22,2019 <br /> Date Application Considered as Complete:November 12,2019 <br /> 120-Day Review Period Expires: March 11,2020 <br /> To: Chair Ressler and Planning Commission Members `‘e c~ <br /> Dustin Rief, City Administrator , EsHo4� <br /> From: Jeremy Barnhart, Community Development Director <br /> Date: November 18, 2019 <br /> Subject: #LA19-000041, Steve Eggert, o/b/o Lake West Development, LLC, 3570 Ivy <br /> Place,Subdivision resulting in a plat <br /> Public Hearing <br /> Application Summary: The applicant is requesting to replat the existing Lot 1, Block 1 and <br /> Outlot A, both of Ivy Place into one buildable lot. <br /> Staff Recommendation: Planning Department Staff recommends approval of the Plat, subject <br /> to the provision of an easement for access and utilities to 3600 Ivy Place. <br /> The applicant, on behalf of the owner of 3570 Ivy Place, proposes plat approval,creating a new <br /> Ivy Place second addition. This plat will incorporate Outlot A and Lot 1, Block 1, both of Ivy Place <br /> into one buildable lot. <br /> This configuration will establish lake frontage on two sides for 3570 Ivy Place. Access for 3600 <br /> Ivy Place will be maintained via an easement. <br /> Background <br /> The City Council granted a variance earlier this year(Case#LA19-000028)that allowed for the <br /> replatting of the subject parcels, removing the access outlot A as required by Ordinance. <br /> Analysis <br /> Given the approved variance, and the provision of an easement to preserve and protect access, <br /> staff has no issues with the proposal. The now larger Lot 1, Block 1 will not create any non- <br /> conformities. The revised configuration of the lot will not impact the character of the <br /> neighborhood. The platting action will not impact existing easements within the subject area. <br /> Public Comments <br /> To date, no public comments have been received. <br /> Issues for Consideration <br /> 1. Does the Planning Commission have any concerns with the proposed plat? <br /> 2. Are there any other issues or concerns with this application? <br /> Planning Staff Recommendation <br /> Staff recommends approval, subject to the provisions of an easement maintain access to lot 2, <br /> Block 1, Ivy Place recording of an easement for access and utilities. <br />
