The applicant is requesting an average lakeshore setback variance to construct 2 new decks <br />to an existing home. <br /> <br />2. Background. The applicant is proposing to build two new decks onto an existing home. The deck <br />on the lakeside of the home is 16x20 and will attach to an already existing narrow deck. The second deck <br />is located on the rear (streetside) of the property as an entrance to the home. The proposed new decks are <br />conforming to all other setbacks and zoning requirements. The neighboring property to the south is <br />vacant. The abutting northern neighbor sits over 340’ back from the lake, establishing the ALS at that <br />distance. The applicants property sits entirely forward of the abutting northern neighbor (895 Forest <br />Arms) eliminating any conforming locations with respect to the ALS, due to this configuration, the <br />subject lot is not buildable without an ALS variance. The grade of the land is sloped down toward the <br />lake. The current home sits lower (roughly 10 feet) than the northern neighboring property. <br /> <br />3. 15.99 Deadline. The application was deemed complete on September 4, 2019. The review period will <br />expire on November 4, 2019. <br /> <br />4. Planning Commission Vote and Comment. The planning commission reviewed and discussed the <br />proposed application. The commission unanimously recommend approval for the application. <br /> <br />5. Public Comment. The neighbor at 895 Forest Arms has submitted a letter of support to the project. <br />No other public comment was received. <br /> <br />6. Staff Recommendation.
