The property owner would like to maintain and renovate the improving house where it <br /> stands. <br /> Chair Ressler opened the public hearing at 8:47 p.m. <br /> There were no public comments regarding this application. <br /> Chair Ressler closed the public hearing at 8:47 p.m. <br /> Thiesse stated he has no questions,concerns or comments. <br /> Gettman and Bollis stated they have no issues with the application. <br /> Erickson stated he supports approval of the application. <br /> McCutcheon indicated he also supports it. <br /> Ressler commented the application is pretty straight forward. <br /> Gettman moved,Erickson seconded,to recommend approval of Application No. LA19-000071, <br /> Martha Head,2090 Shoreline Drive,variance. VOTE: Ayes 6,Nays 0. <br /> 7. LA19-000072 BRANDON LAWRENCE,4265 FOREST LAKE DRIVE,VARIANCE, <br /> 8:49—8:56 P.M. <br /> Michelle Brandstetter was present. <br /> Oakden stated the applicant is requesting an average lakeshore setback variance in order to construct two <br /> decks onto the existing home. The deck on the lakeside of the home is 16 x 20 feet and will attach to <br /> some already existing narrow decking. The second deck is located on the rear(street side) of the property <br /> as an entrance to the home and for curb appeal to the property. <br /> The proposed new decks are conforming to all other setbacks and zoning requirements. The neighboring <br /> property to the south is vacant. The abutting northern neighbor sits over 340 feet back from the lake. The <br /> existing property sits entirely forward of the abutting northern neighbor eliminating any conforming <br /> locations. <br /> Due to this configuration,the subject lot is not buildable without an average lakeshore setback variance. <br /> The grade of the land is sloped down toward the lake. The current home sits roughly ten feet below the <br /> northern neighboring property. The existing hardcover is 17.5 percent and with the new proposed decks it <br /> will be 19 percent,which is well below the maximum of 25 percent. <br /> Staff finds due to the nature of the lot and the applied setbacks,there are practical difficulties supporting <br /> granting the average lakeshore setback variance. <br /> The neighbor to the north has submitted an e-mail in support of the project. <br /> Planning Staff recommends approval of the requested variance. <br /> Page 20 of 24 <br />
