Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey submitted and has the following comments: <br /> a. The driveway material is not specified on the plan. According to Orono City Code Section 18-136(f) <br /> (copy enclosed),the driveway requires asphalt paving from roadway for 30 feet in, in order to reduce <br /> driveway drive way runoff depositing soil and debris upon the roadway. <br /> b. Topography is to be shown extending 50'outside of the lot lines(survey requirement#10) <br /> c. Grading is proposed near the primary septic site. The septic designer should stake the rock bed area <br /> of the primary site and protect. Both septic sites must be protected with more than slit fencing. Snow <br /> fence or metal stakes with caution tape are acceptable. <br /> d. The house plans elevation views depict what appear to be retaining walls. These are not depicted as <br /> such on the grading/site plan. The City Survey standards require retaining walls top of wall and bottom <br /> of wall elevations to be called out(survey requirement#23). Walls greater than 4' in height must be <br /> designed by a licensed professional, and plans must be submitted to the City for review prior to the <br /> approval of the permit. Tiered walls are considered one wall unless they are separated by at least <br /> twice the height of the lower wall are considered one wall. <br /> e. The proposed top of foundation elevation is called out on the survey. Please have the surveyor show <br /> the point or spot where the top of foundation elevation is in reference to. Please note,we expect the <br /> location to be consistent when submitting the foundation as-built survey. <br /> f. Please call out the proposed First Floor Elevation on the survey. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards(enclosed). <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements, i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the landscape plan should also be reflected on the survey. <br />
