L. <br /> 41 ESHO°' <br /> From: Melanie Curtis, Planner i'Y1GG <br /> Date: 19 August 2019 <br /> Subject: #LA19-000057,Jessica Johnson o/b/o Wayzata Country Club, 200 Wayzata Blvd; <br /> Project Site Address:430 Old Long Lake Rd <br /> CUP Amendment;Variances <br /> Public Hearing <br /> Application Summary: The applicant requests setback variances for proposed accessory <br /> buildings; a variance to the limit of oversized accessory buildings; and a variance from the <br /> maximum total square footage of accessory buildings in conjunction with an amendment to <br /> the existing Golf Course CUP to construct new accessory buildings. <br /> Staff Recommendation: Planning Department Staff recommends approval. <br /> Background <br /> The Wayzata Country Club is requesting approvals in order to replace two, outdated and <br /> undersized maintenance buildings. The two building are located along the western edge of the <br /> property, closest to the Luce Line trail. <br /> Currently there is a 3,300 square foot cold storage building on the north side of the Luce Line <br /> Trail. Wayzata Country Club proposes to construct a new, 8,000 square foot building for cold <br /> storage to be placed in the same general location. <br /> On the south side of the trail,there are existing buildings/storage container structures which <br /> occupy approximately 8,500 square feet.These buildings/structures consist of a garage,wash <br /> bay with chemical storage, and storage containers for equipment storage. In their place, WCC <br /> proposes to construct an 9,111 square foot building which will include a wash bay,storage, <br /> break room, repair shop, maintenance office and equipment storage. This building will be <br /> situated into the hill to screen its mass, activities, and impact from the residential properties to <br /> the west. See the applicant's narrative for a full description of the proposed improvements and <br /> uses (Exhibit F). <br /> The golf course use is located within the RR-1B, 2-acre residential zoning district and is <br /> permitted through a conditional use permit (CUP). Improvements and changes to the site and <br /> use must be addressed through the CUP amendment process. Additionally the Code restrictions <br /> for"residential" accessory buildings are not conducive to the needs of a golf course use. <br /> Therefore due to the size, number, and location of the proposed buildings and improvements, <br /> variances are required. <br />
