north side of the site will also be graded to define a gravel parking area for <br /> employees. An existing berm and landscaping will remain along the west <br /> side of the parking lot with the exception of a small area in the southwest <br /> corner to allow for the construction of the stormwater raingarden. <br /> The raingarden has been placed on the north side of the project as the <br /> north side increases the impervious surface at the course and the south <br /> side has a slight reduction of impervious surface. <br /> Due to the north site improvements being separated from the south by the <br /> Luce Line Trail, utility extensions will not be provided to the north. <br /> However the entire structure is within 250 feet of the fire hydrant <br /> proposed on the south site and the proposed cold storage building is not <br /> located within 60 feet of any other structures. We request an agricultural <br /> exemption because there will be no water or sewer connections to this <br /> building. <br /> 2. South Site <br /> The existing building along with the garage, storage containers, wash bay <br /> and chemical storage, occupy approximately 8,514 square feet on the <br /> south site. <br /> WCC is proposing to build a new building that will enclose the wash bay <br /> and chemical storage, along with a break room, locker room, repair shop, <br /> equipment storage and maintenance office. The building is to be located <br /> 10 feet from our west property line to provide screening and noise <br /> mitigation from the residential neighborhood to the west. The site is <br /> constrained by the 14th hole fairway, creating a practical difficulty for the <br /> project. The exterior of the golf maintenance building on the south site <br /> includes architectural metal panels with clean lines. The architectural <br /> metal panels will be dark green to blend in with the surrounding <br /> landscaping. The main entry at the southwest corner is highlighted with a <br /> prefinished metal canopy. <br /> Similar to the north side of the site, the proposed structures and <br /> associated bituminous driveways and parking stalls will be located within <br /> the existing footprint of the facility. However, the south improvements <br /> reduce the impervious surface. This reduction of impervious was due to <br /> having the ability to lay out an efficient site plan and to better utilize the <br /> space available. Grading of the site will be limited and disruption to the <br /> existing landscaping will be kept minimal. Additional landscaping may be <br /> added on an as needed basis to provide screening or site enhancements <br /> once the building is constructed. <br />
