• The proposed house exceeds the 30' height limitation established under Section 78-1: <br /> definition of building height of the Zoning Ordinance. Based from the highest point <br /> of the existing grade (979') to the midpoint of the highest gable (using midpoint of <br /> top of window to top of peak) the total height measures 31.75'. The plans must be <br /> revised so as not to exceed 30' as defined under the building height ordinance. <br /> • The cupola shown atop the highest gable requires a conditional use permit per Section <br /> 78-1366 of the Zoning Ordinance. It appears the cupola atop the garage section of the <br /> house would be permitted as it does not extend above the highest peak that is used for <br /> determining building height. Any cupola that extends above the peak height would <br /> require approval of a conditional use permit. <br /> • Hardcover calculation worksheets must be submitted as hardcover limitations exist <br /> within 300' of the bank of the creek. <br /> At this time the building permit application remains incomplete. Revised plans must be <br /> submitted meeting the requirements noted above, at which point the City will continue <br /> review of the application including City Engineer review of a grading plan.
