Senn Lots Analysis Memo <br /> 4-3-03 <br /> Page 6 <br /> 5. Access <br /> Outlot A was platted to serve as a shared driveway for Lots 1 and 2 as part of the 1990 <br /> subdivision approval. As a requirement of the subdivision approval, an engineering plan, <br /> illustrating the location of the driveway from Watertown Road to Lot 1,was required. The <br /> plan also showed a wood plank/steel bridge crossing the Creek on Lot 1. Since the approval, <br /> neither the driveway nor the bridge was constructed, and current codes would prohibit their <br /> installation today. <br /> In 1992, the City adopted regulations regarding shoreland management as noted above, <br /> adding structural setback and hardcover requirements from tributary streams. As a result, the <br /> proposed driveway location in Outlot A and bridge crossing the Creek in Lot 1 are not <br /> permitted. <br /> Access to both Lots 1 and 2 must be relocated away from the Creek. In order to accomplish <br /> this, replatting of a new access outlot on Lot 2 may be required. An access outlot would <br /> likely be platted 30' in width. The following requirements would apply to any outlot <br /> driveway approval: <br /> 1) Driveway Setback 5' from the side lot lines within the access outlot <br /> 2) Building Setback 50' from the access outlot <br />
