T e developer to create easements in favor of the Homeowners <br /> Association over Lots 1, Block 1 and Lot 1, Block 3 for the purpose of <br /> maintenance and upkeep of the entrance monuments. The City approves .. <br /> the monuments proposed on plans dated December 19, 1989, revised March <br /> 18 , 1991 by Gerald M. Sunde entitled "Typical Monument Detail" that <br /> defines 5 1/2' high, 10 lineal feet in length, 3' wide monuments to be <br /> installed on each side of the entrance of the private road. The final <br /> installed height of these monuments cannot exceed a height of 6' <br /> measured from elevation of private road. <br /> 11. All final grading, drainage and road plans shall be done in <br /> accordance with the directives of the Minnehaha Creek Watershed <br /> District permit and the final report of the City Engineer before any <br /> . land alterations or construction can begin. The subdivider shall <br /> execute a developer's agreement that shall include all required <br /> improvements. The subdivider shall also provide a Letter of Credit to <br /> be written to the amount of 150% of the cost of all improvements. The <br /> Letter of Credit must also be submitted prior to final plat approval <br /> by the City. The subdivider is hereby advised that building permits <br /> shall not be issued upon final plat approval until gravel road base <br /> has been approved by the City Engineer and required drainage ponds and <br /> controls have been installed and approved by the City Engineer. <br /> 12. On-site evaluator to provide written confirmation that the <br /> shifting of drainfields within Lot 21 Block 2 and Lot 5, Block 3 will <br /> satisfy on-site septic standards of City Code. <br /> FINAL PLAT SUBMITTALS <br /> The following list of final submittals must be submitted to the Zoning <br /> Administrator two weeks prior to the regularly scheduled Council meeting on <br /> the second and fourth Mondays of the month: <br /> Page 5 of 8 <br />
