The subdivider has also <br /> created certain maintenance covenants wherein each of the abutting lot owners <br /> adjacent to the public road Countryside Drive West covenants and agrees to <br /> maintain and pay the cost of maintenance for said public road while it remains a <br /> cul-de-sac road and not a through road connecting to Willow Drive. <br /> 6. The subdivider has dedicated to the City a temporary road and utility easement <br /> over the area of the cul-de-sac not included within the 50' dedicated right-of-way <br /> of Countryside Drive West. <br /> 7. The subdivider has dedicated to the City drainage easements over all detention <br /> areas, wetlands, and drainageways within the plat providing for limitations on the <br /> use of these areas and shown on the plat as drainage easements. The subdivider <br /> shall create private covenants covering the upkeep and maintenance of all <br /> drainage facilities. <br /> 8. The subdivider has created protective covenants for all lots containing protected <br /> wetlands not included within conservation maps of the City of Orono and the <br /> areas defined as mitigation area. Covenants have been drafted to include metes <br /> and bounds descriptions of the areas and maps defining the location of these areas <br /> within each lot. <br /> 9. Dedication to the City of a bicycle trail easement along the east side of Old <br /> Crystal Bay Road located within Blocks 2 and 3 and a pedestrian trail easement <br /> located within Blocks 1, 2 and 3. <br /> 10. Dedication by deed of Outlot A for public use. <br /> 11. Execution of a subdivider's agreement providing for the installation of certain <br /> improvements as a condition of subdivision approval as follows: <br /> a. Detention ponds and drainageways. <br /> b. Private and public roads. <br /> C. Erosion control. <br /> Page 2 of 4 <br />
