360 Wakefield Road+ adjacent outlots <br /> 1/27/09 ET met with Rob Olson(of MFRA) and owner's children preapplication meeting for <br /> subdividing property into two lots. <br /> Identified issues: <br /> • Two septic sites for new lot <br /> • Certification and alternative septic sites or two septic sites for existing house lot <br /> • If existing septic system can't be certified, will have to be brought to code at subdivision <br /> or sale <br /> • New lot must have two acres contiguous non wetland. Wetland may or may not extend <br /> to east property line. <br /> • Proposed wetland fill for driveway will be issue—Council does not favor increases in <br /> density. <br /> • Sketch plan required because of wetland fill and history of property, will be submitted <br /> before delineation can be completed. <br /> • Fill will require permit from MCWD and from the City <br /> • 50 foot buffer and impervious surface wetland setback, 70 foot for building <br /> Suggested they have MFRA's wetland person walk the property before sketch plan submission. <br /> Also that person can evaluate the correctness of the"preserve" classification. <br /> X/� <br />
