Berg felt that the hardcover was excessive, and suggested the size <br /> of the house be reduced, noting that the Applicant should stay within the height restrictions for that <br /> zoning district. <br /> O'Keefe noted that hardcover was excessive because of the driveway design based on elevations, <br /> not because of a large house. <br /> Lindquist suggested the desirable amount of hardcover in his view would be 5731 square feet, or 25 <br /> percent of the area within the 75 -250' zone and the south 0 - 75' zone. <br /> Chair Smith stated the Applicant has the option of having the Planning Commission vote on the <br /> application as currently proposed or tabling the matter to allow the Applicant more time to consider <br /> the various options open to him. Smith felt the application as presently submitted would not be <br /> recommended for approval, and if denied, there is a mandatory six month waiting period before a <br /> new application can be submitted. <br /> O'Keefe stated he has attempted to comply with the requests of the Planning Commission. <br /> Gaffron stated the current proposal for the hardcover is at 33% if you take the 75' setback areas into <br /> consideration. In order to reach the 25%hardcover limit, the Applicant must reduce hardcover by <br /> 1900 square feet. <br /> O'Keefe asked how remodeling the existing house would affect hardcover percentages. Smith <br /> • responded that requirements are the same for both remodeling and new construction. <br /> O'Keefe requested the Planning Commission table the matter. <br /> Smith moved, Lindquist seconded, to table Application #2370. VOTE: Ayes 7, Nays 0. <br /> NEW BUSINESS: PUBLIC HEARINGS <br /> (#5) 2361 WILLIAM AND LAWAYNE YAEGER, 310 BIG ISLAND - VARIANCES, <br /> 9:05-9:27 p.m. <br /> The Certificate of Mailing and Affidavit of Publication were noted. <br /> Mr. and Mrs. Yaeger and their attorney, Win Curtis. were present. <br /> Gaffron stated the applicants are requesting a lot area/width variance and City designation of <br /> Lot 64 as an independent Record Lot in the RS District, and lakeshore setback, side setback and <br /> hardcover variances for construction of a new seasonal cabin to replace a pre-existing seasonal <br /> cabin, and a side setback variance for a gazebo. <br /> Gaffron noted the City rezoned Big Island from LR-iA-1 Single Family Lakeshore Residential <br /> Subdistrict to RS, Seasonal Recreational, back in 1983. Lots 64-65 and Lots 8-9-10-1 I were <br /> designated as Record Lot 15 by virtue of their common ownership by Roy Ahern. Yaegers have <br /> • subsequently purchased Lot 64 from Ahern, with Lots 8-9-10-11-65 being owned by Nancy Fames. <br /> 6 <br />
