Fr <br /> MINUTES OF THE ORONO PLANNING COMMISSION <br /> MEETING HELD ON JANUARY 20, 1998 <br /> Mike Hilbelink - Continued) <br /> - #2316 M ) <br /> Bressler reported that the application is a proposal for a 3-lot subdivision of a 7.97 acre <br /> parcel. Two new 2 acre lots and a 3.97 acre building lot for the existing residence would <br /> be created. All lots meet the lot width and area requirements and future building sites will <br /> conform to code. Access will be from Golden View Drive. The application was reviewed <br /> by the septic inspector and approved. There was rearrangement of one lot line due to an <br /> alternate septic site location. Bressler said there are no drainage issues. The park <br /> dedication has not been determined. Staff recommended approval. <br /> Hilbelink had no additional comments. <br /> There were no public comments. <br /> Smith moved, McMillan seconded, to approve Application#2316. Vote: Ayes 4, Nays 0. <br /> The application will be reviewed at the January 26, 1998 Council meeting. <br /> Lot Line Rearrangement with Variances <br /> (Item#4 discussed after Item#5 due to absence of applicants.) <br /> • Variance Renewals <br /> (#5) #2330 ROBERT BEUTLER, 1331 NORTH ARM DRIVE - Renewal for lot <br /> width to construct a new residence- 7:04-7:22 p.m. <br /> The Certificate of Mailing and Affidavit of Publication were noted. <br /> The Applicant was present. <br /> Bressler reported the proposal is for renewal of a lot width variance for construction of a <br /> new residence. Pictures were distributed. The existing principal structure would be <br /> retained as an accessory structure with plumbing and heating facilities removed upon <br /> completion of the new residence. The existing shed does not meet the side setback. The <br /> combined footprint of all accessory structures is 1,960 s.f. In this district, 2,000 s.f is the <br /> maximum combined footprint allowed for accessory structures. The City Attorney has <br /> drafted a restrictive covenant prohibiting the use of the accessory structure as a rental <br /> dwelling unit. <br /> 1110 <br /> 5 <br />
