MINUTES OF THE ORONO PLANNING COMMISSION <br /> MEETING HELD ON JANUARY 20, 1998 <br /> 110 (#14 - #2323 Tim Nelson for David Pomije - Continued) <br /> Nelson said the plan was to work with the neighbors and present a sensible plan. The <br /> intention was for additions that would be less obtrusive to the neighbors. He said that a <br /> solution to the hardcover issue could be to pitch the driveway to drain away from the lake <br /> and produce a situation beneficial to all. Nelson said the existing garage enters from the <br /> side. Front loading requires more hardcover. He noted that new construction would have <br /> enabled the house to be located farther back on the lot. Nelson said the neighbors did not <br /> object to the plan and prefers an addition that does not project outward. <br /> Lindquist informed the representative of the difficulty in obtaining approval for more than <br /> 25% of hardcover in the 75-250' setback. <br /> Regarding the theory of trading hardcover zones, Smith informed the representative of the <br /> need to meet the guidelines. <br /> There were no public comments. <br /> McMillan asked if a variance was sought for the remodeling of one wing. Van Zomeren <br /> said the small amount of hardcover that exceeds 25%was difficult to detect. McMillan <br /> asked if consideration was given for the addition when the remodeling begun. <br /> • Pomije said the idea for the addition was always there but the timing was a different <br /> matter. He is attempting to tie it into the remodeling at this point. McMillan informed <br /> him that she would have preferred to see the overall scheme together. <br /> Lindquist said he did not support the hardcover variance. <br /> Pomije said the designers were attempting to think the whole plan out now. The owner <br /> did not see the need to build the entire plan at this time. The intent is to determine what <br /> can be done. <br /> Hawn asked what the need is for the additions. She was informed that the applicant had a <br /> large family. <br /> Van Zomeren explained the uses and floor plan. A staircase would be added. Space <br /> would be utilized for storage. One level would be a terrace, work shop, yard, and more <br /> storage. The second story would link to the main structure with a kitchen area, great <br /> room, bathroom, and guest area. The master bedroom on the second floor could not <br /> access the guest area, also on second floor. The access would requiring going down a <br /> staircase in one wing and across the foyer and up another staircase to the guest house. <br /> Van Zomeren said this could result in a duplex-type arrangement. <br /> • <br /> 24 <br />
