MINUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON MAY 19, 1997 <br />• <br />( #15 - #2241 Kyle Hunt and Partners - Continued) <br />Hunt informed McMillan that the 14'x24' garage stall would be set back somewhat from <br />the other two stalls. Other remodeling is currently underway. Hunt said he could be <br />flexible with the location of the garage stall. <br />Mr. Bowman indicated that the current garage is 35'x23' and could provide for tandem <br />vehicle spacing. He noted there is also a shed on the property. Hunt indicated that the <br />tandem area is a tornado shelter where the applicant plans on adding a 3/4 bath. <br />Stoddard moved, Lindquist seconded, to approve Application #2241 for lakeshore setback <br />for construction of an exercise room under the existing deck. The third garage stall is not <br />recommended for approval. Vote: Ayes 7, Nays 0. <br />SKETCH PLANS <br />( #16) #2239 JIM WATERS, LGA INVESTMENT GROUP, INC., WILDHURST <br />TRAIL - SUBDIVISION /SKETCH PLAN REVIEW <br />Jim Waters was present. <br />• Gaffron reported that the proposed seven lot subdivision under sketch plan review is <br />comprised of two parcels, 7 acres and 1- 1/2 acres in size and located in the Saga Hill park <br />area. The properties are owned by Soskin and Sollner. Access is proposed from the <br />undeveloped platted right -of -way known as Garden Lane. The topography of the lots <br />favors access to the west. Building sites include two rear walk -outs. Lot 2 requires 1/2 <br />acre dry contiguous on the southeast side of the ravine. Access to the park areas is <br />required to the north and west. A cul -de -sac as shown would present a problem with <br />primary access to the Saga Hill park. The City will require access to the 9 acre park <br />parcel to the west from Garden Lane and to the open space park property which straddles <br />Garden Lane to the east. <br />is <br />Gaffron indicated that the City Engineer expressed concern with drainageways impacting <br />the neighboring properties. He suggested drainage be directed to the northerly ravine for <br />less erosion potential and potential development of a NURP pond. <br />Gafiron said the City would not be served if Garden Lane is vacated and presented options <br />in the Staff memo. The property is one acre sewered with sewer possible from Tonkaview <br />Lane but most likely from Wildhurst Trail. <br />22 <br />
