Sharratt noted this amount is determined by lot area which will allow for 2500 s.f <br />meeting structural coverage requirements. <br />Schroeder noted the lot configuration as the hardship. <br />Lindquist moved, Schroeder seconded, to recommend approval of Application #2221 with <br />conditions as noted subject to submission of large set of plans. The Planning Commission previously <br />approved the variance for the kitchen with interior staircase. The hardcover will increase <br />• from 25.1% to 25.8% in the 75 -250' setback to allow for a front entry and kitchen <br />addition to the existing residence. A side yard variance is also required. The plans for the <br />improvements are part of the package. <br />The applicant had no further comments. <br />There were no public comments. <br />Stoddard clarified that the only difference in this request is the porch. <br />Smith moved, McMillan seconded, to approve Application #2230.
