MINUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON NOVEMBER 18, 1996 <br />( #3 - #2187 Donald and Robin Helgager - Continued) <br />Berg suggested moving the garage back to the line of the house. She said she would be in <br />support of the garage if it was moved and saw the garage location as the most logical site. <br />This suggestion would result in a reduction in the footprint and attachment of the garage <br />at the same side as proposed. <br />Lindquist moved, Berg seconded, to table Application #2187 for further review. Vote: <br />Ayes 4, Nays 0. <br />(#4) #2188 MARY K. RICE, 1570 NORTH ARM DRIVE - VARIANCES - PUBLIC <br />HEARING 8:54 -8:59 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />The Applicant was present. <br />Mabusth indicated that the property is located along the "S" curve of North Arm Drive <br />and consists of 6,883 s.f. The application presents two options involving an attached <br />single stall garage with upper level deck (Option 1) or a detached garage located in the <br />south side yard (Option 2). Both options involve street setback variances of 2' or 3'. <br />• Structural coverage would not be exceeded by either option. Hardcover within the 250- <br />500' setback area would increase from 23.9% to either 25.6% for Option 1 or 30% for <br />Option 2. A 10'x16' deck also exists along the south side of the residence. <br />Mabusth noted that Staff prefers Option 1 as the topography slopes to the east and would <br />have the minimal impact on areas of existing plantings. The applicant said Option 1 was <br />also her preference. <br />There were no public comments. <br />Hawn inquired as to how the residence was entered. Rice said the residence can be <br />entered from either the deck or the basement. Mabusth noted that the access to the front <br />of the residence was removed. <br />Berg moved, McMillan seconded, to approve Application #2188, Option 1, for a 2' street <br />setback variance.
