CITY OF ORONO <br />" MINUTES <br />; <br />,._Special Meeting of the Planning Commission, March 5, 1974. <br />7:32 P.M. <br />Chairman :,VanNest opened the Public Hearing at 7:32 P.M.' <br />for consideration of a rezoning, a variance, and a street <br />r• <br />vacation for I.D.S. Properties on the S. W. corner of County <br />' <br />Road 15, <br />and 19 <br />�h <br />1 = The Zonvng Admigistrator presented the Notice of Public <br />Hearing;! the Affidavit of Publication and the Certificate <br />of MalI1ng to effected property owners. A <br />Y <br />T The Zoning Administrator explained the request which in <br />� ar <br />vo'lved an 83,000,sq. ft. gross leasable shopping center <br />- on.6.69 acres; 5.27-acres of ,which are currently zoned <br />commercial. I.D.S. has requested a variance of 35' on <br />=ff its S. E. corner and a 40' variance on the S. W. corner, <br />�: of. the shopping center. The office building requires a <br />a' <br />',• .variance to al low,a 33' building in a zone which allows <br />30 ! ..,structures and a variance' <br />ar i ance ' for the location of a <br />commerc i,a'I parking . lot in a resi dent i a l district. <br />.,•.' The following persons appeared and were given an op'por- <br />tun i ty to be heard: <br />f `` <br />*� ti The proposed - shopping center would increase traffic by 5 <br />Don Holstad <br />times;_its present amount. Fire protection i s also <br />another problem which undoubtedly has not been properly <br />` <br />,y <br />explored. <br />4 <br />What would be the effect of the new I.D.S. shopping center,. <br />Mrs. Jackson <br />on` the businesses on the north side of County Road 15? <br />*` <br />President of the Navarre Commerce Association - The Navarre <br />Cliff Bjork. s: <br />business people are 100 %,behind the I.D.S. proposal. <br />r <br />Since there is great concern about -t-he increase in traffic that t 4 <br />I.D:S. shopping center might generate, it is important to <br />Mr. Terry Schneider a.. <br />point out that with controlled ingress and egress points, -the <br />yr . <br />�! for improving <br />pos�/(bility traffic efficiency in the Navarre <br />_ }` <br />area is greatly increased. <br />How many tenants would the pro p osed s ho in g center hold? <br />pp <br />Mr. Donald Holstad ' <br />There would be the major tenants, such as grocery store, <br />Brad VanNest <br />drugstore, restaurant, and then 17 to 22 smaller shops. <br />Orono needs the I.D.S. shopping center. He has talked <br />Stan Straley <br />with two to three hundred people in the area and most <br />,;•. <br />.people approve,lot,. the. project.
