The property is located in the LR-1B One Family Lakeshore Residential <br /> Zoning Disn-ict which requires a minimum lot area of 1.0 acre and a <br /> minimum lot width of 140'. <br /> 3. The Planning Commission reviewed this application at a public�hearing <br /> held on June 20, 2005 and recommended approval of limited variances <br /> based on the following#'indings: <br /> a. The applicants' property is 0.52 acre in area and 113' in width. <br /> b. There is no additional land available for acquisition by the applicants <br /> � to make the property conforming. <br /> c. The proposal will not have a negative impact on light, air or open <br /> • space within the neighborhood. <br /> d. The proposed additions are not out of character for the immediate <br /> neighborhood. � <br /> e. Planning Commission finds no hardships that support a net increase in <br /> site hardcover, however, limited hardcover variances in the 0-75' and <br /> ' 75'-250' zones are supported by the following haxdships: <br /> i. A revised proposal can reasonably result in a net reduction of <br /> 0-75' hardcover of 654 s.f. or 7%. <br /> ii. There is no additional hardcover that can be reasonably <br /> removed from the 75' —250' setback zone. <br /> 4. Applicants have submitted a revised proposal that meets the hardcover <br /> limits recommended by the Planning Commission such that there will be <br /> no net increase in 0 — 250' total site hardcover. The applicants have <br /> proposed a net reduction in total site hardcover 54 s.f. for a total of 4,314 <br /> s.f.. Total site hardcover shall not increase above 4,368 sf. <br /> 5. The City Council has considered this application including the findings <br /> • and recommendation of the Planning Commission, reports by City staff, <br /> comments by the applicants and the public, and the effect of the proposed <br /> variance on the health, safety and welfare of the community. <br /> Page 2 of 6 ' <br />
