Staff conducted a <br /> preliminary review based on the information provided and recdmmends the following items be submitted or revised <br /> in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. The City Engineer has reviewed the survey and made the following comments. Please <br /> provide clarification and/or a revised survey addressing the comments below. <br /> a. The survey dated 6-18-15 depicts more than the addition of an accessory structure. It includes a <br /> changed grading plan, new driveway location and access onto Tonkawa Road/County Road 135: <br /> i. Removal of the driveway will require access to the northern property (within the driveway <br /> /easement) to remove the old driveway. This may necessitate additional erosion control <br /> measures. Contact the Minnehaha Creek Watershed District directly for their permitting <br /> requirements. <br /> ii. Show erosion control measures for the proposed accessory structure. <br /> C� iii. Plan appears to raise the grade in the middle of the property by 4 ft. (952-948). Please <br /> provide us with the cut and fill calculation. Also provide us with how much soil will be <br /> brought onto the site. <br /> �v. Show the well location. <br /> 2. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. The City currently holds $2,500 in conjunction with the new house <br /> permit. An updated escrow agreement is enclosed combining the escrow for the new house with the <br /> demolition of the accessory structure and construction of an accessory structure. The property owner must <br /> sign the updated escrow agreement and return. No additional escrow money is needed at this time. <br /> 3. Separate City Permits Required for: <br /> Yavk-- a. Zoning Permit. Prior to the commencement of any exterior/landscaping improvements, i.e. patios, <br /> grading, sidewalks, retaining walls, etc., not currently shown on the survey and approved, requires a <br /> Zoning Permit (copy enclosed). <br /> b. Demolition Permit. Submit a demolition permit for the existing accessory structure. Demolition <br /> Vpermit enclosed. <br />
