The.project will involve the export of <br /> approximately 1,000 cubic yards of material from the site; an interim use permit (IUP) is <br /> required for hauling over 500 cubic yards of material. The proposed home also indicates <br /> improvements in the right of way for retaining walls. Any improvements in the right of way <br /> requires council approval of an encroachment agreement. <br /> Section 78-350-Lot Area/Width: <br /> DISTRICT LR-1C Lot Area Lot Width <br /> Required 21,780 s.f. (0.5 acres) 100' <br /> Actual 13,450 s.f. (0.31 acre) 76.4' <br /> Applicable Regulations: <br /> Interim Use Permit (Code Section 78-1726(a)(6)) <br /> The construction of the new home will result in 1,300 cubic yards of unneeded material.The <br /> applicant proposes to export this from the site;the destination will be within the City at multiple <br /> locations within the Lakeview development. No single site will receive more than 500 cy of fill. <br /> The proposed home will not be out of character with the neighborhood. <br /> Applicable Regulation: Interim Use Permit(Section 78-1726) <br /> The Planning Commission may recommend and the Council may grant an Interim Use Permit <br /> (IUP). On the basis of the application and the evidence submitted,the city council <br /> determines that the use will comply with the following: <br /> 1) The use will meet the general performance standards in section 78-916 of this <br /> chapter;the proposed grading will conform to the standards within Section 78-916 <br /> of the Zoning Code. <br />
