All remodeling of existing structures may need to spend up to 20%of the <br /> remodeling costs to bring the existing structure up to compliance with current <br /> accessibility standards <br /> Landscape: <br /> All proposed landscaping and existing landscape removal is high-level and can be <br /> found on the existing conditions site plan and proposed site plan. <br /> Some of the proposed landscape changes include the following: <br /> 1. Provide lake views to the Chapel and Program Cabins by cleaning up existing <br /> buffer trees and removing overgrowth.This will consist of removal of mostly <br /> invasive vegetation, rather than full tree removal. <br /> 2. Remove invasive vegetation and overgrowth from existing beachfront trail as <br /> part of the waterfront improvements. <br /> 3. New tree plantings at proposed buildings, parking and walkways to direct <br /> views, block winds and provide shading. <br /> 4. Route new trails and walkways through existing tree cover with removal of as <br /> few trees as possible. <br /> Specific plants and their locations will be identified for specific projects as they take <br /> place. This includes landscaping that will be incorporated into wetland buffer areas, <br /> screening areas, and any landscaping required for parking layouts. <br /> Variances: <br /> As described in the paragraphs and Practical Hardships section below as required for <br /> the Variance request application, the design team has requested the following <br /> variances on behalf of Temple Israel.These items relate to projects may take place <br /> over the full build-out of the entire Master Plan. <br /> Improvements to the bluff and bluff impact zone <br /> The requirement for this variance is brought about by the implementation of the new <br /> changing rooms, program pods, and various trails. <br /> Currently, two changing facilities are located at the eastern corner of the property. <br /> These changing rooms are aging and remote. Campers must walk a significant <br /> distance away from the beach to access them.The new Changing Rooms will allow <br /> for campers to remain relatively close to the beach.
