The property currently contains a residence structure, driveways, etc. <br /> which constitute 39.4% pre-existing hardcover in the 75-250' zone, none <br /> � of which is fabric or plastic weed barrier. <br /> b. The lot is by definition 127' in width where 140' is normally required <br /> and therefore meets the "80% standard" for construction on an existing <br /> lot of record. The lot width is sufficient to allow construction of a <br /> single family residence which meets the required 75' lakeshore setback, <br /> required 10' side setbacks, and which will not encroach the average <br /> lakeshore setback. At 1.85 acres in area, the lot meets the 1.0 acre <br /> minimum lot area standard. <br /> c. Hardcover in the 75-250' zone under applicants revised proposal will " <br /> . � decrease from the pre-existing level of 39.4% to 30.0% where only 25% <br /> • is normally allowed. This level of hardcover is similar in magnitude to <br /> levels approved for other lots in the I,R-1B zone, although not necessarily <br /> for similarly sized lots in the immediate area. <br /> d. Adherence to the 25% limitation would not allow for construction of the <br /> residence as proposed unless the driveway or residence were either <br /> redesigned or reduced in size, which is not appropriate given the essential <br /> , character of the property and surrounding properties. Moving the proposed <br /> residence further from the lake to take advantage of the 250-500' <br /> hardcover zone allowance would result in grading into an existing slope <br /> and have potential adverse impacts on site•drainage. <br /> e. A hardcover reduction on this property from 39.4% to 30.0% is a positive " <br /> step in meeting the long term environmental goals of the City. <br /> , f. The only hardcover that will be located in the 0-75' zone is an existing <br /> 74 s.f. stairway to the lake. The residence will be constructed at a <br /> distance of 119' from the lake, more than meeting the 75' minimum <br /> setback requirement. <br /> � <br /> Page 2 of 6 <br />
