Registered Land Survey No. 617 was filed at the County on November <br /> 30, 1956 prior to the current standards for the development of residential <br /> property within the LR-1B Zoning District. <br /> B. There is no additional land adjacent to the property to combine with the <br /> parcel to create a confornung lot. <br /> C. The new residence will meet all other required standards of the LR-1B <br /> Zoning District and other pertinent sections of the zoning code. <br /> D. The final approved grading plan has co�rmed that the adjacent <br /> residences will not be impacted by runoff from the proposed residential <br /> construction. <br /> • E. The City has received no verbal or written objections to the proposed <br />, residential construction from the adj acent property owners. <br /> F. The width of the property is consistent with the widfli of the adjacent <br /> properties in the surrounding neighborhood. <br /> 4. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicants and the effect of the proposed variance on the health, safety <br /> and welfare of�the community. � <br /> 5. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, light, air nor <br /> . pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> � demonstrable hardship or difficulty; is necessary to preserve a substantial <br /> property right of the applicants; and would be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. <br /> � Page 2 of 6 � <br />
