Gustafson [Jeff@StonewoodDesignBuild.com] <br /> Sent: Tuesday, April 06, 2004 4:48 PM <br /> To: Stickney, George <br /> Subject: Tonkawa listing <br /> George, <br /> I see the boulevard drainage ditches are full of water for obvious reasons. <br /> When we graded to the South of your listing, the City and highway department gave us permission to fill whatever <br /> we wanted in their right of way, which was a continuation of the drainage ditch system along the street basically <br /> on both sides of our driveway and continuing along the front of your listed lot. We have graded and will final grade <br /> to allow as much water as possible to drain along and across the street- from our lot as well as the natural <br /> drainage from the lot and boulevard to the South of us flowing to our boulevard and now to the wetlands across <br /> Tonkawa. <br /> We had our job stopped for a few months while we met with the Watershed District to do delineations that showed <br /> the drainage ditches along Tonkawa were just that—and not protected wetlands. We have raised the sanitary <br /> sewer manhole inverts to accommodate either the filling or the water levels, as the case may be. <br /> There is a lot of free fill available from the#12 Bypass— it might be worthwhile for your owner to pay for a little <br /> grading and get the front of your listed lot filled and seeded prior to marketing issues. The Highway Department <br /> has no problem with it at this time. It might be wise to not have any possibility of someone claiming there are <br /> wetlands along the front of your lot in the future—could hold up a permit and create the need for another spendy <br /> and time consuming wetlands delineation process. <br /> Let us know if you want any help coordinating this, or including this work in with our grading for a reimbursement. <br /> There might even be some extra fill coming up with the excavation for our client's pool —we never know until we <br /> dig it. <br /> You have a great listed property. Our home is entered in the June Luxury Home Tour.
