Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 7-25-2017 was submitted. The "existing" and "proposed" linework on <br /> the survey is difficult to discern,this makes our review challenging. Our engineer has reviewed the survey and <br /> has the following comments: <br /> a. Is any portion of the existing paver walk with wood stairs within the 75' setback to remain? Please <br /> clarify. <br /> b. Show new well location. <br /> c. The building plans show a proposed patio off the dining room/great room. Please show on the survey <br /> and include in the hardcover calculations. <br /> d. The hardcover calculations should accurately represent existing and proposed hardcover, also <br /> distinguish hardcover(square feet)to be proposed with the 75'setback. Excludable hardcover should <br /> be documented as well. Please see the City's Hardcover Information packet,enclosed. <br /> e. The roof, hardcover and surface drainage must not be directed to the neighboring property to the <br /> north. <br /> Please provide two copies of an updated, full-size certificate of survey which meets all of the City's survey <br /> standards,copy enclosed. <br /> 2. Hardscape Plan. Prior to the issuance of the building permit a hardscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the hardscape plan should also be reflected on the survey. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Hardcover <br /> calculations were shown on the survey, however additional clarification is required. Please have the surveyor <br /> prepare hardcover calculations showing existing and proposed hardcover using the City's Hardcover <br /> Calculation Worksheet. <br />
