This property is located in the LR-1 B <br /> zoning district which requires 10' side yard setbacks and 30' rear (street) setback. Regarding the 20' <br /> easement on the north side of property, the City does not require a setback from the easement for <br /> construction; however, after further review, there are two sanitary utility pipes which cross the property (see <br /> attached map). One is a City force main leading to the lift station on the property and the other is a City gravity <br /> pipe. It is unknown at this time if the 20' easement shown on the survey on file (dated 11/11/81) completely <br /> encompasses either or both lines. If there are sewer lines on the property which exist outside of the easement <br /> we will require a 10' setback (5' each side of the line) for any construction or improvements. Attached is a <br /> copy of the map showing sewer lines and their approximate locations. <br /> Also the survey from 11/11/81 shows a 5" drain tile crossing through the property (see attached). This too <br /> would require a 10' setback (5from the center on the line on each side). If this draintile line limits a buildable <br /> area the property owner, at their expense, could work with the City to move the 5" drain tile within the <br /> easement area, providing it still has the same functionality as in the current location. <br /> The average lakeshore setback is measured from the Iakeward-most point of the principal structures on each <br /> side of the property, not from the guest home in this case. Other zoning requirements to keep in mind are <br /> hardcover and structural limits to name a few.
