The purpose of my work was to evaluate <br /> the feasibility of the proposed vertical expansion. <br /> General: <br /> The home is a very well maintained wood framed structure supported on a masonry foundation. The home's wall and ceiling's were <br /> almost completely covered by finishes,which made observation of actual structural members impossible,except for a small amount of <br /> masonry. <br /> Observations: <br /> • The floors,walls and ceilings finishes are in good condition. They do not show excessive cracking or moisture penetration. <br /> • Exterior finishes appear in good condition. <br /> • Masonry walls are cracked in a couple locations. <br /> Discussion/Recommendations: <br /> This type of vertical expansion is routinely and successfully constructed on this type of existing structure. <br /> All existing conditions that are observed to be unsound during demolition should be corrected. The masonry walls that were observed <br /> as cracked should be cored filled and reinforced with rebar in each core full height. <br /> Due to the limited observation of existing structural components(Wood framing,masonry walls and footings)there may be additional <br /> discoveries during demolition that will require remedial work. Also,it should be expected due to the additional loads the structure <br /> will be carrying,that there would be some minor cracking in the walls and ceilings.
