Provide the brief project summary to be published in the EQB Monitor, (approximately 50 words). <br />The approximately 150 acre Lakeview Golf Course in Orono, MN is proposed to be redeveloped into 55 <br />single family homes. Natural features will be retained to the extent practicable, with minimal wetland <br />impacts, leading to the average home lot being approximately 2.1 acres. The site will be accessed via W. <br />Branch Rd (Co. Rd. 151). Domestic water may be obtained from Minnetrista or domestic wells. Each lot <br />will have a septic field. <br />a. Give a complete description of the proposed project and related new construction, including <br />infrastructure needs. If the project is an expansion include a description of the existingfacility. <br />Emphasize: I) construction, operation methods and features that will cause physical manipulation of the <br />environment or will produce wastes, 2) modifications to existing equipment or industrial processes, 3) <br />significant demolition, removal or remodeling of existing structures, and 4) timing and duration of <br />construction activities. <br />This EAW discusses the proposed residential redevelopment of the Lakeview Golf Course site in Orono, <br />MN. Fifty five lots are currently proposed for the site, with an average lot size of approximately 2.1 acres <br />to match current zoning. The developer of the site has made it a priority to: <br />• Work with the existing topography so as to minimize the necessary grading. <br />• Maintain and strive and to improve the existing open space, wetland and natural features of the <br />site. This includes partnerships with the local watershed district. <br />• Create a new neighborhood that residents, neighbors and the city can be proud of. <br />The proposed residences are planned to be large, single family ramblers or two story houses. Above grade <br />square footages are anticipated to be from 2,800 to 3,800 square feet with the overall finished square <br />footage totaling 4,300 to 6,000 square feet. The homes may be serviced by municipal water from <br />neighboring Minnetrista, or possibly on-site water wells. Individual septic fields will be located on each <br />lot to manage effluent. Road access to the site is planned to be via W. Branch Road (Co. Rd. 15 1) near the <br />southeast corner of the site. One principal road will run through the site with four cul-de-sac offshoots. <br />Existing natural resources will be conserved to the degree practicable. Wetlands will be preserved and <br />impacts will be avoided where feasible and possible. Any anticipated wetland impact will be sequenced <br />and mitigated following the procedure established by the US Army Corps of Engineers 404 Permit and <br />the State of Minnesota Wetland Conservation Act. Woodlands are primarily located along the edges of <br />the site and many trees are expected to be retained. <br />The existing structures associated with the golf course will be removed. This includes drain tile <br />underlying areas of the course and the septic field for the current clubhouse. <br />Additional language regarding modification of the Project site, removal of existing structures and timing <br />and duration of construction activities will appear throughout the EAW narrative. <br />b.
