CONDITIONAL USE PERMIT — 2625 Kelly Avenue, Orono <br />Outline of Required Submittals: <br />17. Landscape Plan Narrative <br />As an introduction, please see the project narrative. <br />Landscape best practices will be used on both lake side and street side since both drain towards bodies of <br />water. The lakeside yard, with the new walkout, will have less slope towards the lake than previous. The lake <br />yard also has naturally existing, very low slopes to almost flat grades for 150'-220' of distance for water run- <br />off from the existing steeper slopes to soak into the ground. <br />Other water management techniques to be employed will utilize: <br />1. Pervious pavers systems in selected areas. <br />2. Catch basins in critical areas to catch and slow down water flow, particularly on the driveway areas. <br />3. Rain gardens analysis indicates they would be highly effective and beneficial. <br />The growing part of landscaping will also utilize best practices of the following: <br />1. Existing tree protection outside the building impact area. <br />2. Preservation of the large flat lake side area. <br />3. Coniferous plantings for privacy purposes. <br />4. Other plantings to help "heal" the new construction to merge with existing earth forms, topography, <br />and vegetation. <br />The proposed home at 2625 Kelly Avenue endeavors to be substantially more environmentally friendly than <br />the existing home to be replaced in the reuse on this large and very beautiful site. <br />
