The existing lot has <br />35.74% hardcover and the new proposed home would have 33.98% hardcover. They are <br />requesting a rear yard setback for the principle structure of 24.8 feet where 30 feet in required; <br />lot area and lot width variances are required. The existing home is nonconforming to 75' <br />lakeyard setback and the average lakeshore setback, the applicant designed the home to meet <br />these city standards which pushed the home further to the rear of the lot. The applicant is <br />proposing to move the driveway access along Shadywood Road.
