AGENDA ITEM <br />Item No.: 15 <br />Date: November 13, 2017 <br />Item Description #17-3978, Alexander Design Group o/b/o Travis Hansberger, <br />1720 Shadywood Road, Variance — Resolution <br />Presenter: Laura Oakden Agenda Consent Agenda <br />City Planner Section: <br />1. Purpose. This application is regarding variance request for a rear setback and hardcover to <br />exceed 25%, lot area and lot width. <br />2. MN§15.99 Application Deadline. The 60 -Day review period expires on November 25, 2017. <br />Background. The applicant is proposing to demo the existing home and construct a new single <br />family house. The home was designed the meet the structural coverage of the lot at 20% but is <br />requesting a hardcover variance to allow for adequate driveway space and a patio. The existing <br />lot has 35.74% hardcover and the proposed improvement would have 33.98% hardcover. They <br />are requesting a rear yard setback for the principal structure of 24.8 feet where 30 feet in required; <br />lot area and lot width variances are required. The existing home encroaches into the 75' lake -yard <br />and the average lakeshore setback; the proposed home is designed to meet these city standards <br />which pushed the home further to the rear of the lot. The applicant is proposing to move the <br />driveway access along Shadywood Road, south to line up with Fagerness Point Road. This is a <br />county road and would require approval through Hennepin County. <br />4. Planning Commission Comment. On October 16, 2017, the Planning Commission held a public <br />hearing and reviewed the application. Following the public hearing the Commission voted <br />unanimously on a motion to approve with the following conditions: <br />a. Hennepin Council approval for relocating the driveway. <br />5. Public Comment. No comments from the public were received regarding this application. <br />6. Staff Recommendation.
