Purpose. This application is regarding variances for rear setback, side setback, hardcover and <br />structural coverage. <br />2. MN§15.99 Application Deadline. The 60 -Day review period expires on November 25, 2017. <br />Background. The applicant, Jan Gasterland, is proposing to demolish an existing 2 stall 24'x23' <br />detached garage and reconstruct a new 3 stall 26'x34' detached garage. He is proposing to <br />maintain the same 4.3' side and 3.6' rear setbacks as the existing structure which are less than the <br />minimum standard of 15', which requires a variance. They are proposing to maintain the same <br />45.75% hardcover, which requires a variance because it exceeds the 25% maximum. The <br />applicant is also requesting a structural coverage variance to allow for 20.3% which is 39.4 s.f. <br />over the allowed 20% structural coverage for this lot. <br />The Planning Commission discussed the proposed request and believes the new garage would be <br />a reasonable use of the property. The commissioners feel the larger proposed garage is practical <br />for the property and a nice improvement in the neighborhood. <br />4. Planning Commission Comment. On October 16, 2017, the Planning Commission held a public <br />hearing and reviewed the application. Following the public hearing the Commission voted <br />unanimously on a motion to approve the request. <br />5. Public Comment. No comments from the public were received regarding this application. <br />6. Staff Recommendation.
